These Terms and Conditions of Service (these “Terms”) apply to www.jdholdingllc.com, Any subdomain of www.jdholdingllc.com, any related application for mobile devices, and any other website operated by JD_HOMES LLC or any subsidiary or affiliated entity on which these Terms and Conditions of Service are posted or linked via hyperlink (collectively, this website)
APPLICATION PROCESS
Properties are not held until total fees payable on the rent invoice are cleared or upfront deposit is received.
All properties are on a first come first serve basis. The application process should not take more than 3 business days.
Do not submit your rental application if any of the following applies to you:
If you have a prior eviction
If your rental history is bad
If you owe money to any rental property
If you have filed bankruptcy (only if you are a co-signer)
Submitting false information on your application will result in denial. Please review your application prior to submitting it.
Tenant application requirements (At least tenant should be able to provide two of the following)
Government id or driver's license (Front & back)
Social security number (last four digits)
Proof of the most current income for one whole month
Employer income: the last 2 check stubs (if paid every 2 weeks), the last 4 check stubs (if paid every week)
Financial assistance: current print out of the wiz report
Self-employment: tax report filed from the previous year & and current bank statements for up to 3 months
Cash income: notarized letter or letter from employer with the employer's letterhead that indicates hourly, net, or gross income, and length of employment.
Five (5) year rental history (complete with landlord/manager’s name and phone number)
$100 non-refundable application fee
Complete and correct information must be provided on the application. Only original documents will accept (copies will be made)

Our unit is equipped with key-less entry system, after successful reservation you'll the receive the unlock key code.
Check-in: 4:00 PM Check-out: 11:00 AM,
❌No parties/events, ✅ smoking is OK, ✅ pets OK, ✅ Children allowed, Minimum age of primary renter:18
100% refund if canceled at least 30 days before arrival date. 50% refund if canceled at least 14 days before arrival date.
Cancellations must be made by 12:00 PM on the appropriate day.
Detailed location and unit # provided after booking...
Damage and incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.
Tours
For the safety and privacy of other guests, we are not offering in-home tours but we do provide a wonderful video/virtual tour that is located on the website, You can use this for a comprehensive walkthrough to get a great feel for the interior of the home.
Cleaning practices
Cleaned with disinfectant.
All towels and bedding washed in hot water that’s at least 60ºC/140ºF.
High-touch surfaces cleaned with disinfectant (like countertops, light switches, handles, and faucets)
Cancellation Policy
100% refund if you cancel at least 30 days before check-in.
50% refund (minus the service fee) if you cancel at least 14 days before check-in.
No refund if you cancel less than 14 days before check-in.
